  • Heritage-led restoration – Sympathetic removal of recent cladding on Coney Street to restore historic shopfront integrity
  • New active frontage – Introduction of a welcoming hotel entrance on Market Street
  • Innovative accommodation – Capsule rooms at ground and basement levels; cocoon rooms at first and second floors
  • Sustainability & accessibility – Brownfield redevelopment, cycle parking provision, and inclusion of DDA-compliant rooms
  • Community benefit – Revitalisation of a vacant building, enhanced street presence, and support for tourism and the local economy

The scheme will provide contemporary hotel spaces alongside retained commercial use, contributing to the ongoing success of York’s retail and visitor economy while preserving the architectural significance of this important city centre site.
