Who is zedwell?

zedwell is an accessibly-priced, sleep-centric hotel operator with established locations in central London, including Knightsbridge, Piccadilly Circus and Tottenham Court Road.  We are now looking to expand out of London and are looking at various new destinations, including York.

How will these plans help local businesses?

The zedwell & More programme actively encourages guests to spend time in local restaurant, cafes, and other cultural venues through partnership agreements which provide for guest needs deliberately not accommodated on site.

Who will stay in the hotel?

Guests will include a wide range of people.  At our other hotels we welcome people staying for short city breaks, business travellers and people who value good value and central locations.  Our hotels are designed for people who want a central location and a quiet place to sleep, rather than a traditional full-service hotel experience.  The hotel is not intended to generate unmanaged or unruly visitor numbers, but to provide a calm, professionally managed place to stay for people already choosing to visit the city.

What is a capsule room?

zedwell Capsule Rooms offer a smart, modern way to stay in the heart of York, combining affordability with privacy and comfort. Each individual capsule is designed with a premium Hypnos mattress, soft Egyptian cotton bedding, filtered air, gentle lighting, and a secure privacy shutter to create a calm, restful environment.

What is a cocoon room?

zedwell Cocoon rooms are thoughtfully designed to create a calm, restorative retreat.  Featuring a minimalist, windowless design, sound-insulated walls, ambient lighting and premium beds, each room is crafted to promote deep, uninterrupted sleep.  With sleek en-suite bathrooms, filtered air, complimentary high-speed Wi-Fi and a focus on comfort over clutter, Zedwell Cocoons offer a unique stay where relaxation and wellbeing take centre stage.

What will the prices be for the cocoon and capsule rooms?

The prices will be decided nearer the time of opening, but they will be competitive with the current York hotel market and the capsule room costs will reflect the nature of the facility.

Will there be management and security on site all the time at the hotel?

Yes, there will be 24/7 management and security on site.

What about deliveries?

Deliveries will be via Market Street and in line with the pedestrianised area in this part of the city centre.

Will there be any parking included?

No parking will be included in the building, but there are various parking and transport options in the city centre.

Will you be increasing the height of the building, as was the case with the previous planning permission?

No, we will be working with the fabric of the building for a sustainable conversion and there will be no additional storeys added to the building.

Where will the entrance be for the hotel?

The entrance will be on Market Street, and our vision is to create a much better active frontage at the entrance than is currently in place.

How does fit in with the wider regeneration plans on Coney Street?

Our plans fit in very well with the exciting wider Coney Street Riverside regeneration development that is currently underway.  Bringing this vacant building back into use, will help with the overall aims to rejuvenate this important area of York city centre.

How long will work take to convert the building?

Should the revised planning permission be granted for the building, we would expect work as early as possible and will take around six months to complete.

What about disruption during the conversion?

We will keep disruption to the minimum and will agree a management plan with City of York Council to agree details of the works that need to take place to convert the building.
