The site comprises the 1907 Boots the Chemist building at 48 Coney Street (Grade II Listed) and the connected 8-10 Market Street unit, forming an L-shaped block with dual street frontages in York’s Primary Shopping Area.
The building has historically served commercial and retail uses, most recently as a large retail unit (formerly TK Maxx). It currently stands vacant and has been for some time.
A previous planning permission (Ref: 23/00059/FUL and associated Listed Building Consent) was granted for a mixed-use scheme including a 64-room aparthotel with a roof extension. The new owners intend to implement elements of this approval while bringing forward updated proposals that better align with their vision for a modern, affordable zedwell hotel.
The proposals respect the building’s heritage significance while adapting it for contemporary use. A detailed Heritage Statement by Donald Insall Associates has been prepared to assess the site’s importance and guide the design.
